An
outright gift to a land trust is the simplest strategy for
protecting property and may provide substantial tax deductions and
credits. A portion of the more than 300 acres of land to which PAC
holds title was acquired through this process.
A
gift of land to a qualified land trust is often adopted to protect
special conservation benefits that characterize the property - a
growth of an endangered species of plant, for example, or valuable
wildlife habitat. The land may also be donated to help protect a
watershed or preserve an historically agricultural area.
The
donation of property marks the beginning of a long relationship
between the land trust and the acreage in question and means a
substantial investment of personnel and money on the part of the
land trust. In some cases, the land trust is empowered to sell the
land to a "conservation buyer" with restrictions that will
maintain the special character of the property.
